Fresh Air Machines (Energy Recovery Ventilators, ERVs):
Just as your lungs expel bad air from your body, your Fresh Air Machine pulls stale air out of the house and brings in fresh air;

Helps recapture heat from your exhaust air (from bathroom/kitchen fans), reducing the energy required to produce more heat, and improving energy efficiency.
Healthy Materials:
We’ve hired the experts to study the science and figure out all the acronyms and material tests and certifications so that you don’t need to;
Building finish materials were selected ensuring they contained no:
Toxic anti-microbials;
PBDEs (polybrominated diphenyl ethers, common fire retardant in plastics);
PFCs (perfluorinated chemicals, nonstick coatings such as Teflon);
VOCs (Volatile Organic Compounds, eg: in paint);
are recycled and natural materials (eg: wood floor).

They will all be ENERGY STAR rated, low-e, triple pane, U-values of 1.2 or less, SHGC (Solar Heat Gain Coefficient) of 0.4 or less.
Triple Pane: Triple pane sealed units are windows with 3 layers of glass and two air gaps between the glass layers, which means our windows will be twice as thick as normal windows, and will perform almost twice as well.
Low-e = Low-Emissivity coatings on the glass that help reflect infra-red light, keeping indoor heat in (in the winter) and outdoor heat out (in the summer). This helps from an energy perspective, and keeps damaging UV rays outside of your home (so your furniture and pictures will not fade).
SHGC = Solar Heat Gain Coefficient: This is the measure of the fraction of solar energy that hits the window that is transmitted into the interior of the building. A low SHGC means heat will be kept out and a high SHGC means that you effectively get a larger fraction of solar energy to heat the home.
U-value (inverse of R-value) is thermal conductance. The lower, the better.

A: Your condo fee includes general condo maintenance and management, solar, 1.5 GB/s internet, parking, landscaping, snow removal, and waste collection. See your disclosure package budget for a clear breakdown and description.
Q: What is the condo fee?
A: Your condo fee is based on $0.195/ square foot/ month.
Q: Is insurance for the common elements included in the Condo Fees?
A: Yes. And for interest, our insurance is less expensive than a traditional build because EVE is so well built that it was deemed to be safer than a typical competing build: we have no risky natural gas, we have sprinklers throughout, and we have deeply integrated sustainability and durability.
Q: Who owns the solar panels?
A: The condo corporation owns the EVE Park community solar system. To minimize the upfront costs, the system is financed through a long term financing with a third party.
Q: Can a buyer opt out of the solar?
A: No. The community solar system is a critical part of the EVE Park Evolved Living experience.
Q: Who owns the heat pump, water heater and the Fresh Air Machine?
A: The Condo Corporation has an agreement with a third party NZE Corporation which will own the heat pump, water heater and Fresh Air Machine (ERV, energy recovery ventilator). They will provide all maintenance and replacement services for the equipment over the contract. The Unit owner has the right to purchase all of this equipment out of the agreement at a pre-defined price, or to stay with the Condo Corporation managing the maintenance for you. [see Schedule B]
Maintenance
Q: Who pays for maintenance of the solar system and parking garage?
A: Maintenance for the solar panels and parking towers are included in the Condo budget already. Residents don’t need to worry about surprise maintenance costs. See your disclosure statement budget to see both of these line items.

Convenience (you get a car when you want for only when you are using, and you don’t have to maintain or take care of it otherwise).

Fleet: you don’t just have one car, you have many! And as the fleet grows (and the number of users grow), you get the opportunity to start adding trucks and special purpose vehicles to the fleet. Sharing is better!

We will do everything we can to ensure that everyone uses EVs. The mix of Share / own / lease will depend on who moves into EVE Park and on what they want.
We want everybody to have an EV, whether it's their own EV, leased EV or carshare EV. So there will be, or can be, an EV or more for every person. But there may be people who do not even own a car, or do not want to own a car, and they don't have an EV, which means they may have access to the carshare.”
We have to do some modeling and make assumptions to predict demand for carshare cars; if each unit has 2 adults, and one person from each unit buys into the Model Y leasing program, and half of the remaining people work and need a vehicle, we have to address those 42 people. Our models predict that having 20 vehicles will be more than enough. For other typical carshare programs, only 1 car is needed for every 15 users.
If our models are incorrect or there is a particularly high-demand day, users can take a rideshare vehicle and we will reimburse. If this happens continuously, we will add more vehicles to the shared fleet.
Repairs, Maintenance, and Wear & Tear are priced into the service.
The cars are insured but damage caused by user negligence will be handled on a case-by-case basis according to the terms of the service-provider. Cars are photographed before and after each use. If the driver is at fault, there may be some payments due from the driver.
Healthy Air with upgraded Air Filters:
For those with extra sensitivities, consider adding extra filtration.
The HEPA filter can capture 99.97% of particles down to 0.3 microns in size. This includes allergens, pollutants, and some bacteria. Research has also determined that they are able to capture below 0.3 microns including viruses.
The addition of a carbon filter eliminates gaseous chemicals and odours such as VOCs, smoke, and pet odours.
We will offer the Blue Air 680i air filter model.

Copper is used in hospitals because it kills germs passively, reducing the spread of disease and passively cleaning hands with every contact.
Copper is in Bronze and Brass, and works just as well there as long as they are not coated with invisible films that prevent you from touching the copper inside.
Railings and cabinet hardware can be upgraded to copper.
Theoretical physical limit of fiber is in the terabits, practically unlimited for contemporary use cases. Point is that you are future proof with this tech much more so than cable or DSL.
This is included in the condo fees.
There will be a Fiber Optic service room for each building in a central Electrical / IT room, and a P3000 in-suite junction box from Bell. There are 2-3 jacks per suite standard.
